Booking conditions

As a lessor, we are obliged to ensure that:
• You will receive a written confirmation of your booking.
• You will receive documents and information about where the key can be collected, but not necessarily more than 30 days before the agreed arrival date.
• The cottage/apartment corresponds to the description and what is written applies unless otherwise agreed. In the case of additional agreements in addition to what has been booked, it must be written on paper from the lessor.
• You are informed of all significant changes concerning your booking.
• You may dispose of the cottage/apartment from 16 arranged arrival date until 11 the day of departure, unless otherwise confirmed.
• We reserve the right for any typographical errors on the web pages.

When does my booking become binding?
Both you and us are bound by the rental agreement as soon as we have confirmed the booking. We reserve the right to cancel your stay in the event of unforeseen events beyond our control. For example, war, fire, disease, etc..

When should I pay?

On arrival or before arrival. Advance payment is also fine. In that case, ask for an invoice that you pay before arrival.
If you have booked a longer stay (over 30 days), the rent is paid in advance.

What happens if I don't pay on time?
If you do not pay the amount on time, we have the right to cancel your booking. If you miss the payment of the rent, it counts as a cancellation on your part and then the rules for cancellation apply.

What if I want to cancel?

Note! If you have booked your stay via a booking site eg, booking, expedia etc, then it is their rules that apply to any cancellation.
The cancellation must be made in writing to us or to the place that received your booking. The cancellation does not count if it is made to someone other than the lessor, unless otherwise agreed earlier. We are obliged to confirm your cancellation in writing.

If you cancel your stay later than 10 days before the arrival date, the rent will not be refunded.




What rights do I have?
If we do not provide the apartment in the promised condition or at the right time and are unable to offer you another apartment whose differences from the one you booked are so small that they are of no importance to you, you have the right to cancel your booking. We must then repay everything you have paid us, with deductions for the use you may have had of the apartment. Instead of canceling the reservation, you can request that the rent be reduced.
If you have complaints, you must present them to the host or to the responsible organizer as soon as possible, but within 2 days from the day of arrival. Errors that occur during your stay must be reported to the host immediately so that they have a chance to correct it.

You have the right to put someone else in your place and we must accept that person unless we have special reasons to refuse. In that case, you must notify us before the day of access and we will then charge a rebooking fee of SEK 250.

What are my obligations?
You must take good care of the apartment and follow the rules, instructions and regulations that apply. You yourself are responsible for all damages that occur to the property and its fixtures, as a result of you or someone in your party being careless.

You may not use the apartment for anything other than what was agreed upon at the time of booking (usually leisure purposes) and you may not let more people stay overnight in the cabin/apartment or on the plot than you stated at the time of booking.
Other persons may be denied access.

You must clean properly before departure! If you miss this, we will carry out the cleaning at your expense with an initial fee of SEK 1,500. Cleaning routines are available in each apartment. Kitchen
